| Job Description | Location: Beijing Dept: Real Estate & Workplace (REW) Title: Manager Workplace Operations Greater China Manager: Director Real Estate and Workplace, APAC Our Company VMware (NYSE: VMW), the global leader in Business Infrastructure Virtualization and Cloud computing The Position This position will be responsible for effective management of Workplace Operations and workplace services in Greater China including China, Hong Kong and Taiwan. This position will be reporting to Sr Manager Real Estate and Workplace, APAC based in Singapore. Responsibilities in operations include Workplace and facilities operations, expense management, development and deployment of policies, procedures and programs. Working closely with the APAC Operations and Analysis manager and APAC Security and Safety Manager, and with various tools, responsibility in Workplace Management include defining and enhancing Workplace efficiency, Opex and associated Financial management, Managing the workplace team and reports related to all Real Estate functions including headcount and occupancy tracking Key Responsibilities - Lead the outsourced workplace team in the Greater China and ensure highest level of workplace service. - Own the success of the outsourced workplace team goals in conjunction with the APAC goals. - Develop matured programs around Critical Environment, preventative maintenance and various reactive maintenances and provide a safe and seemless workplace. Ensure the workplace teams meet all the governance and Quarterly targets in conjunction with the APAC workplace team. - Proactively provide great workplace experience to VMware employees. Coach, guide and mentor the outsourced workplace team as required - Identify and implement operational and service opportunities and own enhancement of employee experience. - Meet all the financial and reporting requirements including opex budgets, accruals, etc., - Identify any potential operational risks and drive mitigation strategies as applicable - Develop, track, analyse and report operational budgets, forecasts, expenses and associated financial activities. Identify and implement cost efficiencies on a regular basis. Maintain forecast vs variance to less than 5% on a quarterly basis. - Participate and support REW Geo Director on various workplace and Real Estate strategies. Coordinate with various teams within and outside of APAC Geo as necessary. - Collaborate with the APAC team and drive various capacity and occupancy related programs such that the capacity and occupancy is reflected accurately at all times. - Actively participate in facilities commissioning and decommissioning activities and lead the operational portion of such activities including setting up new offices, move management, closing down offices, etc., - Utilize standard metrics, such as cost per headcount and square feet per seat, to aid in continuous improvement of increased value to cost - Consolidate data for quarterly Geo reports, and ensure the timely collection of information for budgets and forecasts - Working closely with the APAC Safety and Security manager, implement the various Security and Safety programs consistently across the region. Identify any EHS and security risks and mitigate such risks proactively. - Collaborate with Geo Director in implementing the various engagement programs including any communications, surveys, QBRs, etc., - Operate the various remote sites in the region. - Own the various small churns and projects in the region and ensure all the capital works process is aligned with the APAC Geo. - Lead any change management initiatives in conjunction with the Geo Director. Required Qualifications - 5 to 7 years minimum experience in corporate real estate or related field - Sound understanding of Real Estate overall life-cycle and various touchpoints - Excellent analytical skills and use of data bases and spreadsheets - Ability to communicate complex concepts clearly - Experience in integrating tools and processes and leading change in a high tech corporate environment - Proven interpersonal skills and ability to develop trust and influence others. Ability to engage with Senior Management effectively - A practical sense and ability to implement Education Required Graduate or higher educational qualification in Real Estate, Operations, Business, Finance or related field |
